Chasing Blogity - September ‘20 Recap
Did September feel like the fastest month you’ve felt since the beginning of this year?
Let’s start with the most exciting part, business DOUBLED this month.
You heard that right, I got 2 leases signed this month!
Which means hopefully next month I will get to use this meme, but just in case, I’m dropping it into this month’s recap.
All this success (yes, success… it’s been two months and I did 3 transactions) led me to question what my first year goal was. While on my daily 5-mile “thinking” walk, between podcasts and audiobooks, I decided I would plan a goal for my first year. Because the idea of “whatever happens, happens” is probably not the best way to launch a business.
I landed on a number of 50 transactions.
I didn’t want to throw a dollar value on that because I don’t want to advise clients for the sake of lining my (quickly fading) bank account. Rather, I want to get a lot of practice and help as many different clients as possible. If I give great service to them and stay top-of-mind, about half will want to lease a new place next year, and business should reasonably grow 150% year-over-year.
As a prolific jazz musician said on his deathbed:
“If you take care of the music, the music will take care of you.”
One of my bigger achievements was saving a client $3200 over the course of her apartment lease. By simply contacting me to negotiate for her, I was able to save her $100/mo, 1-month free, and a waived app/admin fee.
My other big achievement was doing my first MLS-listed home lease.
Despite my efforts of talking the client out of it (here’s a link to my list of reasons), he was persistent in wanting to live in half of a duplex. After only showing 5 homes, he was happy to land on one in North Austin that fit his criteria, and I was able to get him the unit for under list price!
I tried a new avenue for marketing as well, I did a press editorial with @Do512 media.

While the Facebook, Instagram, and Twitter ads haven’t ended with them, the email blast was the big reason for the article. It hit over 450,000 inboxes, in a highly targeted segment in Austin, which resulted in 15 new client rental inquiries on the day it went out!
I think that just about sums up the month, and October is already shaping up to be even better!
